This rental agreement is made on this __________ day of ________________________, 20___.

between SNL PROPERTIES, LLC of Mt. Pleasant, Michigan and

______________________________________________________________________as Occupants at  5953/5949 Port Austin Road, Caseville, Michigan.

1.  SNL PROPERTIES, LLC agrees to rent to the above names occupants the premises located at 5953/5949 Port Austin Road in Caseville, Michigan for the term of _________________ nights beginning at 3 PM  on ___________________ , 20___ and ending at 11:00 AM on ____________________, 20___.   

2. Occupants agree to pay SNL Properties, LLC the sum of $ _________________ per ___________ and is enclosing a Security Deposit of $ _____________.  In the case that any damages occur caused by the Occupants and damages exceed the amount of the Security Deposit, Occupants agree to pay for such damages upon receipt of the damage notification. Total amount above includes occupants selected choice to:

     (circle one)   a) Pay add’l  $50 per week for Linens and Towels to be provided.

                        b) Bring his/her own linens and towels for the week

3.  The premises shall be used for residential purposes only and occupants shall peacefully and quietly occupy the same and shall not interfere with the rights of the neighbors.  Occupants shall not permit activities on the premises that are contrary to law, ordinance and/or any applicable health and/or fire department or insurance policy provisions.  

4.  In the case that THE CABINS OF CASEVILLE property is sold to new owners it is agreed by both tenant and SNL Properties, LLC that notifictaion of sale be given to tenant immediately and security deposit refunded in full.  Tenant agrees not to hold SNL Properties, LLC or its agents responsible for any changes or disturbance, damages or hardship in having to change vacation plan location other than The Cabins of Caseville.

5.  RENT:  Full payment of rent and security deposit is due by   _____________ and should be made payable by check or money order to SNL Properties, LLC.    Security Deposit is not considered rent.

6.  CANCELLATION POLICY:  The Security Deposit in the amount of $___________________ will be refunded in full if management is notified of cancellation at least thirty days (30 days) prior to scheduled date of arrival.   NO REFUNDS will be given if cancellation notice is less than thirty days (30) prior to scheduled arrival date.

7.  Occupants agree to report promptly to management any mechanical problems with the premises.  

8.  SNL Properties, LLC is NOT responsible for injury to occupants, their family or guests or damage to personal property incurred during their stay.  Also, we cannot be responsible for any loss or theft of occupant's personal property.

9.  SNL Properties, LLC reserves the right to move tenant to either 5949 or 5953 (if available) in case a mechanical or material problem occurs to one or the other unit.  The properties are identical and therefore the tenant will suffer no loss.

10.  Premises must be left in a clean and sanitary condition as was when occupants moved into the unit to receive total refund of Security Deposit.  It is understood by the occupants that any and all damages to premises or furnishings in premises caused by the occupants will be the sole financial responsibility of the occupants.  Occupants agree to replace and/or repair damages and replace any losses as stated in unit replacement cost sheet.  Security Deposit may be used toward any damages incurred by the occupants.  

11. Occupants are 25 years of age or older and agree to abide by the following rules and regulations for the Cabins:


VACATION HOME RULES: 

IT IS UNDERSTOOD BY THE OCCUPANTS THAT THE FOLLOWING RULES MUST BE ADHERED TO BY OCCUPANTS WITH NO EXCEPTIONS.  FAILURE TO COMPLY WILL RESULT IN OCCUPANTS BEING ASKED TO VACATE THE PREMISES IMMEDIATELY.  ALL RENT PLUS SECURITY DEPOSIT WILL NOT BE REFUNDED.

a)  Boat trailers, motor homes, or tents are not allowed on Cabin property without prior permission from management.

b)  All cars must be parked on gravel area only.

c)  ABSOLUTELY NO REMOVAL OF WOOD  or CUTTING OF WOOD is allowed on  or around the Cabin property at any time.

d)  All furniture must be kept in proper place as is.  No furniture is to be taken from inside  the Cabin to the outside for any reason.

e)  All trash including bottles, cans, newspapers, or other refuse must be placed in plastic garbage bags and placed in provided container located outside behind the Cabin.

f)  NO FIRES, BONFIRES or FIREWORKS are allowed on Cabin property at any time.

g)  NO PETS of any kind are allowed at any time in or on Cabin property.

h)  NO SMOKING or burning of candles are allowed in the Cabin.

i) Tampering with the alarm system in the Cabin is prohibited.  Any false alarm costs will  be passed on to the tenant. 

j)  Occupants signing this agreement understands that he/she must occupy the cabin for the entire rental period and cannot sub-lease or allow guests to reside at cabin without him/her residing at the Cabin.    No additional guests/visitors other than those listed on this lease are allowed at the Cabins during Cheeseburger Festival.

k) Occupants agree that only 6 persons will reside as guests in the Cabin at any given time

Please send this form along with your signed “Vacation Home Rental” form and Security Deposit Check to the address above.  Please note that ALL information given is kept private and is for the use of the management of SNL Properties ONLY in order to process your reservation.
